There are several things to consider when searching for a new apartment, such as the proximity to your job, school, local restaurants, and shopping just to name a few. Each apartment community will have it’s own qualification policies and you will need to meet those qualifications to get approved. The qualifying criteria will be based on several factors such as: credit history, rental history, criminal background and income verification. (As long as the rental qualifications are within local and federal Fair Housing and Equal Housing regulations and guidelines.)

We suggest that you review the property’s qualification guidelines, before applying to ensure you meet the property’s qualifications.

Some rental properties require that you have Personal Liability Renters Insurance. The amount of coverage will vary from property to property. In some cases, it might not be required at all.

Check with the rental property to verify what is required. (Helpful Hint: If a property requires renters insurance, check the rates offered by your auto insurance provider. Many auto insurance providers offer renters insurance options as well. In some cases, you can bundle renters insurance with your auto insurance to save a little money.)

Rental Properties

The application approval process can vary from state to state. Typically you should be provided with a decision within 72 hours unless you have not submitted the required forms. If you do not provide the required documents during the application process, your application could be declined.

If your application is declined, the rental property will provide you with a letter stating why your application was declined. Since most properties use a 3rd party service to process applications, you may need to contact the 3rd party service or credit bureau directly, for more information.

Home Purchases

Most Real Estate firms and real estate agents require that you are pre-approved for a home loan prior to showing you a home. Most loan companies, banks and credit unions will require basic information from you, to pre-approve your home purchase. Typically you will be required to prove your gross monthly income, meet a certain credit criteria and have a low debt to income ratio.

After you find a home to purchase and the offer has been accepted, you will need to work with your financial institution to provide additional information. The time it takes to get the final approval for your home loan can vary from company to company. Make sure to speak with your agent about including a financing contingency in your offer so the buyer understand your next steps for getting an approval and the amount of time you may need to obtain the financing.
